So you’ve spruced up your home, given the garden a makeover and kept children and pets out of the way. But annoyingly, you haven’t had the offers you’d hoped for.
It can feel frustrating if your agent doesn’t seem to be matching the right people to your property. Perhaps the “buyers” aren’t in a position to buy? Maybe your house just gets tagged on to other viewings around the corner? Or worse still, you sense that your agent has given up and is concentrating on newer, fresher instructions.
As a married father of two, with a dog in tow, I know it can be stressful to get everyone out of the house, especially on weekends. And it’s difficult to keep the family home primed for viewings month after month. Meanwhile, your lack of sale is on the internet for all to see.
Here’s what you can do
Take your house off the market for now, to stop it from getting stale. If potential buyers start wondering why it’s not selling, they could be put off altogether.
If your agent kicks up a fuss just say “Let me know about any future buyers but for now I’d like my house removed from all property portals”. Check whether notice has to be given in writing. Now you’re free to focus on the relaunch of your home
- Start interviewing new agents. There are plenty out there and personal recommendations count for a lot, so ask around. Remember, be wary of lengthy, restrictive contracts. There are alternatives: THE SMALL PRINT
- Check they have a real understanding of your likely buyer demographic.
- Ask how they plan to generate fresh interest in your property. A good agent won’t be afraid to give you honest opinions but will ultimately let you make the decisions.
- Even perfectly presented homes can be let down by lacklustre viewings. The right agent will demonstrate energy and enthusiasm for your property and it’s relaunch.
